1. Arrival and departure
Arrival is possible daily from 4:00 pm. Departure must take place no later than 10:00 am on the day of departure. These times also apply to individually agreed weekdays. Exceeding the departure time by more than 30 minutes may result in an additional night's charge.
Other arrival and departure times may be agreed in writing with the landlord. If the tenant has not arrived by 10:00 pm and does not contact the landlord within 48 hours, the agreement is deemed cancelled. No partial refund is generally made for early departure.
2. Special requests and ancillary agreements
Special requests and ancillary agreements are generally possible but require written confirmation by the landlord. For pets, the type and size must be stated.
3. Payment
The rental agreement becomes effective when the deposit reaches the landlord's account. A deposit of 25% of the rental amount is due within 14 days after receipt of the booking documents. The balance is due no later than 14 days before arrival.
If payment deadlines are not met, the landlord may withdraw from the agreement. Non-payment is treated as cancellation and permits the property to be re-let. Electricity, water, parking and waste costs are not charged separately.
4. Cancellation
The tenant may cancel the agreement at any time in writing. The following refund conditions apply:
- 100% refund when cancelled at least 60 days before check-in.
- 50% refund, less any service fee, when cancelled at least 30 days before check-in.
- No refund when cancelled less than 30 days before check-in.
The date on which the cancellation notice is received is decisive. Payments already made will be offset. A replacement guest may enter the agreement on the agreed terms; written notification is sufficient.
5. Tenant's obligations
The tenant must treat the holiday home, inventory and outdoor areas with care. Damage or defects must be reported immediately to the property manager or landlord. Defects discovered on arrival must be reported immediately.
A reasonable period must be allowed for remedying defects. Complaints not reported promptly on site may not be considered. On departure, personal belongings must be removed, waste placed in the designated containers and dishes cleaned and returned to the kitchen cupboards.
6. Data protection
Personal data required to perform the agreement is handled confidentially and processed in accordance with applicable data protection law.
7. Liability
No liability is accepted for disruption caused by force majeure, power or water outages, severe weather, official orders, sudden construction work or natural and local circumstances. The landlord will assist in resolving problems where reasonably possible.
Play and sports equipment is used at the guest's own risk. Travel to and from the property is the guest's responsibility. No liability is accepted for personal belongings in the event of theft or fire. The tenant is fully liable for deliberate destruction and damage caused.
8. Final provisions
Photographs and texts are intended to describe the property realistically. Complete identity with the rental property cannot be guaranteed. Equivalent changes to furnishings may be made.
If any provision is or becomes invalid, the remaining provisions remain unaffected. German law applies. Where legally permitted, the place of jurisdiction and performance is the landlord's place of residence.
